If you’ve been following us on Instagram or Facebook over the last 12 months, you’ve probably seen our epic duplex build in Miami – the Dawn Reno. We were very excited to hand over this project recently and in this blog we’re going to take you through the results!

This project was unique in that we built one joint duplex for two separate clients. One project, two homes, two designs and two separate building contracts. While each space was crafted by Gold Coast locals, SMEKDesign to be bespoke, the two designs share common elements – like sun-lit, white-washed interiors and stylish timber accents – and both homes are prime examples of how interiors can integrate seamlessly with the surrounding environment.

The Brief

Our two Dawn Parade clients were already neighbours before this build and decided to undertake their building journey together. They wanted to create cohesion across both homes while retaining a sense of uniqueness in each space.

These clients worked very quickly, which made the build very seamless. Both had a spreadsheet of inclusions and decisions they had already made, which made the design and building processes as fast as possible. After working closely with SMEK to bring their vision to life, we were able to translate this into a reality.

The Challenges

While the build was relatively straightforward and seamless, we did have three nature strip trees to contend with. We had to request special council approval to have these trees removed and allow us to split the driveway, so each home had its own private entrance.

The Results

Each completed home at the Dawn Reno features four bedrooms, three bathrooms, a pool, double carport and stunning indoor-outdoor living areas.

The stand-out feature of both homes is certainly the striking Knotwood aluminium façade, which extends across both units. While this material mirrors a rustic timber cladding, aluminium gives the home a sleek modern feel. It’s also a great option for the Gold Coast climate as it’s highly durable and will help keep the house cool during hot days and nights.

While both homes do share a modern coastal style, there are a few distinct differences between them. Each client chose unique tiles in the kitchen and bathroom, while one homes’ bathroom includes a wallpaper feature wall. Our clients also opted for unique tapware – one features brushed brass, while the other chose a matte black.

Both homes exude a natural, laid-back style, with VJ panelled walls, timber ceilings, curved benchtops, pops of peach and unique light fixtures.
